VALLEYBROOK APPLIED INNOVATION COMPLEX

A 100,000 Square Foot R&D Campus in Kingsport

Move-in-ready wet labs, workshop and prototyping space, and room to grow — on 144 acres in Kingsport, Tennessee. An R&D facility that can do biomanufacturing, not a biomanufacturing facility.

SEE THE SPACE

The Lab Floor, Not a Rendering

Bioreactors mid-run, a centrifuge being loaded, a freezer pull at −80°C — not stock photography. This is what a private lab module, a trained team, and 144 acres of room to grow actually look like inside Valleybrook.

Whole labs. No need to share bench space.

At Valleybrook you get the whole lab — a private module, not a slice of someone else’s bench.

In established hubs, a team often gets only a fraction of a shared bench — sometimes four feet of it, with the equipment queued behind other tenants. Here, you get a private lab module and the office space to go with it, and the equipment suite is available for focused R&D campaigns rather than fought over.

Facility at a glance

Labs to fit any need — small labs at 300 sq ft, full labs at 600, and our largest at 1,200.

Move-in-ready labs, built-in infrastructure

You get your own lab. Spread out, set up your equipment, build your process, make it yours — with access to a vetted suite of specialized biomanufacturing equipment for focused R&D campaigns. Office space is included, so your team can run experiments, analyze data, and meet collaborators all in the same building.

  • Private wet-lab modules, 300–1,200 sq ft, offices included
  • Access to the biomanufacturing equipment suite for focused R&D campaigns
  • In your lab: compressed air at 35 psi and vacuum at −10 psi on tap, with built-in chemical safety hoods in many labs
  • In the facility: kitchen and galley, conference rooms, classrooms, and fabrication and workshop space
  • Room to grow inside a 100,000 sq ft facility as you scale from lab to pilot

More than labs

Most rentable lab space stops at the bench. Valleybrook does not.

Life science labs

  • Compressed air at 35 psi and vacuum at −10 psi on tap
  • Built-in chemical safety hoods in many labs
  • Private modules from 300 sq ft, with room to spread out

Workshop and prototyping

  • Room to build the real thing, not only run beaker work
  • Space to assemble equipment near production scale
  • Suited to hardware, robotics, and process companies as much as biotech

Communal space

  • Classrooms, conference rooms, kitchen and galley
  • Works as a co-working environment, not only a lab
  • 2681 CORE, the regional startup accelerator, under the same roof

What you can do here

Valleybrook houses a complete upstream and downstream bioprocess suite, and a team that can run it for you or train your people to run it themselves. The full capability picture lives on the biomanufacturing page.

Room to grow into

The campus sits on 144 acres. As that land comes online, field and agricultural trials become possible on the same site as the lab and the pilot floor — a combination very few places can offer.

The Research Corporation also runs training programs, summer camps, high school partnerships, and NSF curriculum development out of this building. For a company working here, that means a direct line to the incoming technical workforce, and the students who take to the work are already under the same roof.

Why Northeast Tennessee

A lower-cost operating environment inside a growing, university-powered innovation ecosystem.

  • Labor, real estate, and facility costs a fraction of Boston, Cambridge, or the Bay Area
  • Direct access to ETSU faculty across fermentation, biochemistry, and regulatory science
  • A STEM talent pipeline feeding bioprocessing, quality, and manufacturing roles
  • Customized workforce training as you move from pilot toward commercial manufacturing
  • 2681 CORE, the region’s startup accelerator, operates under the same roof — help scaling the business, not just the process

Backed by real investment

Valleybrook's transformation is supported by a $912,000 DIBC-funded project, a $3.4 million lab buildout and workforce grant, a $2.5 million state investment with another $2.5 million forthcoming, and a $480,000 Appalachian Regional Commission grant. The campus also hosts the BioBuilder Learning Lab and supports NDA-protected R&D.
